Are you working with developers on recent subdivisions, or off-the-plan sales? As a real estate agent, you know the challenge: these properties often don't exist in property databases yet, making it difficult to create appraisals and CMAs when you need them most.
That's where Relab's CMA Design Studio comes in—a solution that gives you the ability to generate comparable sales reports even when a property isn't officially in our system. Let's explore how this works
This feature helps you create appraisals even when a property isn’t in the Relab database. Instead of waiting for newly developed or subdivided lots to be officially titled, you can immediately generate CMAs for your clients. Unlike the standard CMA process, this approach lets you work with properties that don’t appear in regular address searches.
Before You Begin: What You'll Need
Make sure you have:
- The property's approximate location or nearby landmarks to find it on the map.
- Basic property details (land size, bedrooms, bathrooms) to enter manually
Step-by-Step Guide to create CMA for property that don’t have title:
- Find the approximate location
- Use the map tools to pinpoint the property
- Create a new property record
- Select comparable sales
- Click on the property address in the CMA report or select any subject property text box you want to edit.
- Approximate address or lot number
- Adjust the filters
- Number of bedrooms and bathrooms
- Land Area and Floor area
- Year built (if known)
- Any other relevant details
- Click "Save CMA" to save the property information, or choose "Download CMA" to download or share your report.
Open Relab Pro and use the map view to navigate to the general area where the property is located. You can search for a nearby address or landmark to get close to the right location.

Once you're in the right area, zoom in on the map and look for the property based on its physical characteristics or lot boundaries. Click directly on the map where the property is located.

When you've found the location, click the "CMA" button.


Select comparable properties from the database to include in your analysis. Focus on properties with similar characteristics in the same area.
Note: The subject property details at the top of this step will not show accurate information – you will edit this in the next step.
Fill in all available information about the property:


Once you're satisfied with the analysis, generate your CMA report. The report will include all the details you've entered for the property that wasn't in the database.

Real estate agents often use this feature when looking at properties with:- New Development: Working with new developments where titles aren’t registered yet, but clients need estimated value for pre-market interest.
- Subdivided Land: Creating reports for subdivided land when the original property is recorded, but the new lots don’t have separate records.
- Under Construction: Preparing CMAs for properties under construction to help developers understand potential market values upon completion.
- Emerging Areas: Helping buyers assess property values in emerging neighborhoods or rapidly developing areas where comparable data is just starting to emerge.

- Transparency builds trust: Explain your process when presenting CMAs for untitled properties. A quick note on how you generated the estimated value without an official address adds transparency and credibility.
